Short Term Rental Customers

For accommodation where Search Sitges act solely as an advertising agent for clients, we assume no responsibility beyond that role and all bookings should be made direct with the owner or booking agent.
Where Search Sitges act solely as a booking agent, we take no responsibility beyond that role. An agreed deposit will be required at the point of booking (normally between 30% and 40% in line with the specific requirements of the owner), with the remaining balance due in line with the terms and conditions of the Property Owners paid direct to them under their terms and conditions presented at the point of payment.
Terms and conditions for our Exclusive Managed Properties and Apartments form the contract between Search Sitges and yourself, so please read them carefully.
The following is a light version of the terms and conditions. A full version will be sent via Mail once the booking application has been received.
Minimum Stay
In high season this is 5 nights and at other times is 3 nights, unless a different period is agreed upon in writing.
Your charge per night for the rental is as set out on the website and agreed at the time that you make the reservation and we confirm the booking, normally within 24 hours. It should not be assumed that the booking is confirmed until you have e-mail confirmation from Search Sitges or our partners and that the deposit has been approved.
For bookings of less than 7 days and out of season, a cleaning fee will be charged.
Deposit
A deposit of 30% will be charged in advance prior to confirmation of the booking. No booking is confirmed until such a deposit has been charged. This deposit is non-refundable once the booking has been confirmed.
For all bookings for peak/high season, made within 30 days of planned arrival date, the full balance must be paid on booking.
A one-off booking fee will also be charged. This is €20 for a stay of up to 14 nights. For longer stays the charge may vary and will be set out in writing via e-mail This fee is non-refundable once the booking has been confirmed.
A minimum refundable cash deposit of €250, is required before entering the property. This deposit will be returned on departure, subject to the property being left in a satisfactory condition.
When vacating the premises, clients must leave the premises clean and tidy, with all rubbish removed. Failure to comply will lead to an additional cleaning charge of €100 minimum being implemented. Any damage caused to fixtures and fittings in the premises, including damage to beds or bedding will be charged for, prior to leaving.
Final Balance
The balance of your stay is payable 30 days before you commence your rental.
Cancellations
More than 30 days notice will result solely in the loss of the above deposits.
Cancellation within 30 days of the due start date of your booking may result in further charges if we are unable to re-let booked accommodation.
A no-show or cancellation within 14 days of the due start date of your booking will mean that the full cost is payable and charged.
Changes made by Search Sitges
It is extremely rare that this scenario would occur, however should, for any unforeseen reason we be unable to provide the accommodation booked, Search Sitges will notify you immediately and offer you alternative accommodation of a similar standard.
Check in and Check Out
Check out is at 11am on the day of departure, however subject to arrival of new guests a late check out may be arranged at a fee of 50€ . Failure to prearrange this will result in a full day being charged. Check in before 8am or after 10pm are charged extra.
Check-in between 9pm – 11pm charged at €30, after 11pm €50.
Check-out between 5am – 6am charged at €50, between 6am – 7am charged at €30.
On arrival
A minimum refundable cash deposit of €250, is required before entering the property. This deposit will be returned on departure, subject to the property being left in a satisfactory condition.
Full credit card details and a copy of passports for all quests will be required, these should be supplied prior to arrival.
TOURIST TAX: Please be aware as of January 2013, the Agéncia Tributária de Catalunya has brought in a new Law. There will be a new Tourist Tax in Catalonia, Spain.
For every person over the age of 16 years staying in an apartment or house in this region, there will be a tax of 50 cent / per person / per night with a maximum fee of €3.50 / per person (7 nights). This is to be paid on arrival to Search Sitges SL. Failure to do so, will result in prevented access to the property.
Property Sales

The Property Sales market in Sitges is wide ranging. In principal the market place is consistent in the way that agents such as Search Sitges introduce Buyers to Property Owners, to engage in a Sales Agreement.
For this service, the following charges will be applied by the Agent.
Property value and fees:
Up to €500,000 – a charge equivalent to €5,000 or 3% of the total property sales value plus IVA (21%) (whichever is the greater amount)
€501,000 plus, a charge equivalent to 3% of the total property sales value plus IVA (21%).
This charge will be paid by the Vendor directly to Search Sitges SL on completion of the sale.
Additional services, including negotiations or investigations on behalf of the client e.g. utilities, discussions with solicitors, discussing project work with contractors etc.
The first hour will be free, however all subsequent time spend acting on behalf of the client, will be charged at €20 per hour, rounded up to the nearest half an hour.
Long Term Rentals

Our core aim is for our valued customers to keep using Search Sitges for all their Property Rental needs and we pride ourselves on recommendations being the highest form of praise, for our services.
The Long term rental market in Sitges is wide ranging. In principal the market place is consistent in the way that agents such as Search Sitges introduce customers to Property Owners, to engage in a Long Term Property rental Agreement. For this service, the Agent will charge the Tenant, a fee equivalent to 1 months rent for their services. This will be paid by the Renting Customer direct to Search Sitges and not involve the owner in any way. Commission is charged with IVA (21%).
Process
In general the following apply, however transactions can alter, but in any case will be specified in the Contract between the Owner and the Tenant. This contract overrides all information within these terms and conditions.
* Minimum length of tenancy 3 months for Long Term Property Rentals
* Maximum length of tenancy 11 months although 6 months is common. Tenancies can be extended at a later date provided both parties are in agreement.
* Holding deposit which is non-refundable is equivalent to 2 months rental. A holding deposit is made to take the property off being advertised further.
* On arrival, one month’s rental must be paid in advance.
* Provided the tenancy is taken up, the holding deposit converts to the security deposit. The security deposit is repayable at the end of the tenancy provided there is no damage or loss to the property and there has been no breach in the terms of the rental agreement.
* 2 months notice is required where the tenant wishes to terminate the agreement before its stated end of tenancy date.
* The rent is collected each month on the date that corresponds to the commencement date of the tenancy
* Where bills are in addition to the rental, tenants are responsible for electric and water consumption. In some cases they are also responsible for the monthly television subscriptions. Where telephones are installed, the tenant is responsible for all costs. Where there are gas facilities the tenant is responsible for consumption.
* If a pet is permitted to stay at the property, an additional deposit determined by the owner usually applies
* A written reference is required. This must be from an employer, landlord, bank manager or mortgage provider.
* Copies of passports are required.
Data Protection – Privacy Policy
We respect the privacy of the information that you provide to us via this website. We do not sell, rent or trade any personal information to third parties for marketing purposes without your express consent. By disclosing your personal information to us you consent to the collection, storage and processing of your personal information by Search Sitges in a manner set out in this privacy policy. Some information and e-mails sent to us may be used as testimonials but no e-mail address or contact details will be displayed.
Complaints
Should a customer not be satisfied with the property they have rented, for reasons associated with cleanliness, poor service, suitability of the property, or in respect to the details advertised or equipment not functioning correctly, the issue should be raised at the earliest possible time (within 24 hours of arrival) with Search Sitges SL. This will allow Search Sitges wherever possible, sufficient time to attempt to rectify the situation at the earliest possible time. Complaints or requests for compensation will in no way be considered if they are not registered during your occupancy of the property.
If a formal complaint is made against the occupants, either from neighbours or local community, this may result in the full loss of any deposits paid and ejection from the property.
